With this add-on, we step into the role of a trusted owner’s representative—walking with you hand in hand through every stage of your home build. Our goal is to use our experience and industry knowledge to help you avoid costly mistakes, stay on schedule, and enjoy peace of mind throughout the process.

Here’s what’s included:

Contractor Selection Guidance – We help you evaluate and choose the right builder or subcontractors to ensure quality workmanship and fair pricing.

Site Inspections – We visit the job site as often as needed to verify progress, catch issues early, and keep construction on track. Typically no more than 4 visits per month. 

Land Procurement Assistance – From identifying lots to evaluating topography and neighborhood factors, we help you choose the best property for your home.

Survey Coordination – Ensure accurate boundary lines, easements, and site planning before construction begins.

Permit Management – Guidance and assistance in navigating permit applications and approvals to avoid costly delays.

Loan Finalization Support – We walk you through the financial process, helping to finalize construction loans and ensure clear communication between lenders and contractors.

By adding this service, you’re not just hiring a designer—you’re gaining a partner who advocates for your vision, protects your investment, and ensures your home is built with care from the ground up.

When you purchase this package, you’ll receive a one-time license to construct the home. The final plan set will be delivered as both a PDF via email and three (3) professionally printed hard copies. This package also includes a custom interior design booklet detailing all selected materials and finishes.

Each plan package includes:

• 1/4” scale floor plan, including detailed window and door schedules

• plumbing plan

• 1/4” scale electrical layout featuring: recessed lighting, fan/lights, switches, outlets, cable/TV/phone jacks, exterior floodlights, weatherproof outlets, and vent/heat/light placements

• 1/4” scale elevations (front, rear, and both sides)

• 1/4” scale foundation plan

• 1/2” scale wall sections and complete foundation detail drawings

• Roof plan with all slopes and framing specifications

• Additional construction details, as required by your design

Evaluate existing trees and natural features – Decide which should be preserved, removed, or incorporated into the design to maximize curb appeal and harmony with the surroundings.

Review fence placement and property boundaries – Ensure designs align with local regulations, privacy needs, and aesthetic goals.

Identify locations for auxiliary flower beds or outdoor living features – Spot opportunities to enhance the home’s entryway, backyard, or overall landscape plan.

Support accurate 3D renderings – Collect site-specific details like topography, orientation, and landscaping elements so the digital models reflect the true look and feel of the finished home.
